There will be a couple but they will get snapped up very quickly. More 6 & 7 beds about for sure. I know lots of second years who have already been out signed for reasonably good large houses. The problem is that first years tend to want to stick together but there aren't many big houses and many aren't in the best condition because they will get signed for whatever state they are in. In first year we were originally looking for a 7 bed and finding it very difficult. Communal areas are often compromised too to fit in more bedrooms and non seemed good enough. Be prepared to go househunting as soon as possible. They say its best to take your time and it really is unless you want a massive house. Just looked and Tara and Co currently have 5 so thats pretty much it for Tara and Co unless a landlord decides to add a house later on which is hit and miss each year. My 5 bed house last year was a late addition but to be honest the late additions do seem to be smaller houses

Finding for 8 is exceptionally difficult. It's frustrating, but with larger houses people do need to decide who they want to live with very early, far earlier than a couple of years ago it seems. We've had 3 groups have a look round our 7 bed house so far, and we haven't even yet confirmed to the estate agent that we're not retaining it next year. To put that into perspective, when we were househunting for 7 two years ago, we hadn't even decided to live together until the first week of second term.
If there is a realistic way of breaking into two groups of 4 and looking for houses very close, if not next to, each other, you should definitely consider it. As HD said, the majority of large houses have been broken up in some way. Having seen probably most 7 bed houses in Leamington I'm not exaggerating when I say ours is probably the only one with no box room, two bathrooms and a living room. With 8, it will be even worse. They do exist, but as the number of housemates goes up beyond 5 the amount of time you have to work with goes down.

ach. thanks for the info anyway! any idea on what warwick's accomodation in leam is like? i just called them and they said they'd be getting a few 8s and 9s but we'd just have to be quick to reserve them.

You'd be better off contacting Tara and Co to find a better range of housing than Warwick accomodation. As for knowing what they're like... not really.
I can recommend a good person one though :p:

I currently live in a 3 bedroom property in north leam managed by the uni and haven't experienced any problems so far. Comparing it to my last house (5mins away, on the same road as Smack:frown:, a couple of pounds cheaper and was listed by Tara&Co), this house is better.

ohh thats cool. do you remember how many houses were available from warwick accom when you applied? many larger houses (eg 8 beds) available? is the allocation a first come, first served thing? :smile:

Sorry I can't remember how many houses they had. Also, have you checked out studenthomes? However, you should know that Warwick Accomodation's whole system is online. To reserve a house you need to first book a viewing online and last year houses got booked pretty quickly.

Warwick Accommodation's booking system means grabbing their large houses is even harder than looking privately. You have to book a viewing online, which means all of you sitting at your laptop waiting for the precise second it becomes available to try and nab it, only there are usually 3 or 4 other groups sitting around doing the exact same thing.

There an 8 bed and a 10 bed (wtf?! Didn't even look that big from outside!) with signs outside on the left as you walk down Radford Road atm. I think they're both Student Homes.

Sorry, I *think* they're with 'Student Homes' IIRC. I looked on their website though and can't see them? They might have gone already or something...
For a decent quality large house I'd look at Heritage. http://heritageproperty.co.uk/ My friend lives in a really lovely 7 bed on George Street thats actually not a bad price let through Heritage. The houses Heritage have go really quickly though as they specialise in the central area and are normally a high quality.

so is this really too far out of the centre? they said they have to walk 15 mins to the no.12 bus stop. the guy said he hated it haha, but to me 15 minutes wouldnt be that much of a problem. is this side of leam better for getting a seat on the bus? and can anyone guess how long it would take to walk into the centre of leam/to the main high street? would any of you in 2nd/3rd years have gone for it or do you think the location is too rubbishy?

Rubbish location. It might be desirable but not for a student. Distance wise it probably seems ok though I wouldn't want to walk it. Its bad enough walking 5 minutes late at night when its dark and wet. Isolated location and a good walk to any pubs/takeaways etc.Its quite far out in terms of being a place that students would live. I know people who live on Avenue Rd and feel that the end of that is quite the walk. The location you are asking about would involve crossing some big main roads and would be rather isolated from other students. Its not far from the centre of town, bus stops etc if you compare it to houses far south but at least far south you have other students, the G1, you aren't far from curry, takeaways etc and the U1 goes far south. How many people do you want a house for?
Don't think about how far from the centre of Leam you are!! That really is not important. Consider how far from bus stops/corner shops/other students/takeaways/pubs. South Leam is a 15 minute walk to the centre but you don't always need to go to the centre of Leam/the parade/shops.

Round the corner from my 2nd year house. U1 bus stop over the road. South but student area. ahh thank you so much for your help :smile: i think i needed someone to tell me that it was definately a bad location haha cos it was such a nice place..but then i knew if we went for it we'd regret it as it's too far away from everything. you posted me one link about the house on brunswick street. it's been on their website for ages so i thought there must be something wrong with it?! do you know anything about it? the picture's taken at a bit of a funny angle..but it looks like it's been extended on the side? any idea on how nice i should expect it to be inside?
where abouts are you living now? why did you decide to move away from the brunswick street area?
i found an 8 bedroom on forfield place, which looks like a pretty good location. but it's unfurnished! doh..

You would regret that first location as it is so far from other students. You are on the way to warwick more or less and it wouldn't be fun on a cold, wet, dark evening.I still live in the brunswick street area, just the top end nearer to Somerfield/railway bridge. Why did I move further up? It was a nice house and one girl was determined not to live in South Leam so it was a compromise location. Brunswick Street can be a place for odd people but thats just Leamington on the whole really. Its a big student area. That house seems really far south but its just round the corner from where I lived and loads of other students. Its probably still there because people haven't started househunting yet except for the top locations in Central Leam like Warwick street and desirables behind the chruch. Once the rush starts in Jan it will probably go within a few weeks. I remember looking round and it seemed nice enough but at the time we thought it was very far away. We were quite wrong and ended up just round the corner. From there it would take you just over 5 minutes to walk to Kelseys, 5 minutes to Asda, less than 20 seconds to a bus stop and about 15 minutes to Tesco.
As for how big the house is, unless you get one of those massive houses on Radford Rd or somewhere then you will have fairly small rooms to squish 8 people in. I guess its the price to pay though if you want to live in a large group but can't get a massive sized house or don't want to compromise on location.RE the central housing ones you posted, Rugby Road is quite a walk to a bus stop and again not a big student area. In fact I know of nobody who lived out in that direction. Leicester Street on the otherhand is studenty. 24 is not even that far up, I know people who live at 60-something! You are close to town and everything it has to offer. Its a little bit of a walk but there are other students so it wouldn't be too bad.

can you remember much about what the house was like inside? decent furniture/kitchen size/no. of toilets/bedroom sizes? i think it would've been hard for the website to give any less information :p: but anyway your enthusiasm for it has made me decide to call up the estate agents tomorrow and try to get a bit more information on it! the 5 minute walk to kelseys is awesome!

Odd isn't restrictive to Brunswick St. Covers Leamington south of the river. Not dangerous, no. Well I've never had problems. Leamington just seems to have an above average number of crazy people. I guess how bad you think it is as an area is entirely dependant on where you've lived before/your background etc though so I can't really give a proper answer. I have no problem walking home at midnight on my own though. I believe Leam is safe. No more dangerous than anywhere else really. There are odd people but they keep themselves to themselves mainly and mean no real harm. There are lots of boy racers too but they aren't really a threat. I've felt a little intimidated once or twice, but because of drunken domestics or something rather than gangs trying to kill people. I do not know anybody who has been attacked in Leam and the only break ins that I heard of where people who left the window open so its thier own fault really. North Leam, depending on the time of day you might or might not get a seat. Its hit and miss. Often all the seats go at the chruch for a peak time bus. Lecister Street house would be 5 minutes from top of parade/tesco bus stop at a guess.
Can't remember the house you are asking about really, I looked at it 2 years ago when I was househunting (and looked at about 50 other houses) All I remember is that it had parking for 3 cars and a garden. I used to get the bus from opposite it when it was too wet to walk to Kelseys to get the bus and remember being able to see into the kitchen and thinking it looked decent.

In terms of how far out I live about a 10 min walk from the bus stop on Queensway in South Leam, it is ok but any more than 10 min and it would be bad. But then we do live very close to a sainsburys so we gain in other ways.
In terms of 8 bed they are hard to come by, it is because most normal houses say have 4 bedrooms or 3, so if you take out dining and living room you can get up so a 5 or a 6. Best idea may be to try two 4 bed houses, that is what one of my friends did and they got 2 4 beds fairly close together.
And as has been said the very end of Avenure road is a long way, it may all be one street but it is far.
