Can I run an online business from my uni accomodation

I'm with a completely online business but my friend, who actually runs the business, is starting uni and he read in some terms and conditions that you cant run a business or trade from within the accomodation and he doesnt seem that bothered. Does anyone know or has anyone done this before???
