So I have received my grad job offer in London but it is dependent on whether I get a 2.1 or not. Now I am really not sure whether I will get this 2.1 or not to be honest with how my exams are going currently.

However I will need to move to London early Aug if I do get the job. Now i have heard how hard it is to move to London but I have managed to find. a nice flat perfect location, price, and lovely clean girls for the start of august. but everything with the flat is having to be processed so quickly that i dont have time to think

Now if I don't get my 2.1/job then i will not be able to afford to move but I will have signed the tenancy agreement. Would I be able to change the name on the tenancy for another renter if this was the case? I dont want to sign the agreement but stay liable if I can't afford it.

But if I do get my 2.1, then i will need somewhere to live and will only have a month from results day to the day Im supposed to start my job which seems very last min. Also Im a clean freak so am scared that I wont be able to get a clean flat that quickly because I wont be able to be that picky.

i love the flat im supposed to be in and will kick myself if I get a 2.1 and wasnt in that flat. but i dont want to be liable,

I am not a legal expert, but once you sign the dotted line, you normally are liable for the rent until the agreement ends or you/the landlord violates any of the terms. You can try negotiating with the landlord to see whether you can secure a shorter term (usually 3 months min) to see how things go.

I normally use SpareRoom.com to find short term tenancy, but it's preferrable if you can find a friend/family who you really trust and lives in London to stay at for the first few months to see how things go.
I don't know where you work or where you intend to stay, but generally you are not likely to find anything cheaper than £400 pcm for a place in London. If it's ideal, find a place outside of London that you can commute from i.e. if it takes longer than 1 hour to commute from one area of London to your place of work, it might be easier and better to commute from outside of London (a personal opinion though).

Standard tenancy is that you need one month's rent as deposite, so the scope of your cost is £1200 + deposit. If this is your first tenancy and you have limited income, you might be asked to have a guarantor to back up any finances you would be liable for. I would check for this.
