Options - a quick question!

Hi everybody, hope all is well.

Just curious:

EXAMPLE - I have a leasehold of a garage which lies on the freehold property of my landlord. I am in occupation of the garage. More importantly, I have been granted an option to purchase the freehold of the garage for a period of 5 years.

The freehold is a registered property. I have not registered my option as a notice on the charges register.

If a third party came along and agree to purchase the freehold of the entire property (from my landlord) WILL THEY BE BOUND by the OPTION?

Albeit it has not been registered on the charges register, but it would surely exist as an overriding interest on the basis that I have an interest and I am in actual occupation.
