What are the similarities and differences between the urban planning concepts applied in city-building games and those utilized by real estate developers when designing new residential or commercial areas?

I've noticed a growing difference in games in how spaced out building are, due to people moving closer to London (for work), companies are building houses cramped together, so cramped that you can't really call them semi-detached. This is different to games, like House Flipper, houses are spaced apart. But, it seems that a commonality between games and real life is that they are starting to build roads straighter instead of curved, which isn't too good as curved roads are easier to construct in real life, but a pain to implement as free construction in city-building games.
