Looking for a House to rent for a party with friends!

Help! Me and my friends have reached the big age of 20, and we want to throw a memorable Christmas bash without worrying about who's house to do it at.
The only thing I've thought of is renting out an airbnb for the night as it eliminates the house issue, and we also wouldn't be bothering any of the families as a lot of us have working parents and younger siblings who will be going to school.
There will be around 11 of us (+-2) and the properties I've looked at are all quite pricey for groups larger than 5, and state that no parties should be held as they have neighbours.
The other option I've looked at is coolstays.com which seems like a more affordable option as most of the homes are alone in, what looks like, a field. However - again - the distances seem a bit far.
If anyone could help a fellow group of students with a few links or something to places which we could rent for the night (parties allowed) it would be much appreciated! We live near Royal Holloway for reference.

You might be better looking for a community or a church hall. They are often rented out to groups, social events, kids parties, etc. and usually have a big space to socialise, and a kitchen and loos. Just check the alcohol policy and the time you have to leave.

That's also another issue, we were looking to stay overnight as that way we dont need to worry about everyone getting home safely.

Very few if any overnight places will touch a group this size with a bargepole (particularly if it is for a party/drinking session), as there are often issues with damage, people being sick or disorderly. I would advise not being the key name on this rental either unless you really, really trust your friends. Deposits do often go awry in this situations also, so factor that in as money you are willing to lose.

I really hope you find somewhere though, as although it is stastically more likely a group of your size and ages will cause issues, it does not mean you will.

Hiring out a few tables in a pub/restaurant might be your best option.

We're all relatively responsible when it comes to things like this, especially as we've had a few house parties and managed not to break anything and not puke on anything. Really we were just looking for an overnight stay where, if we did have a few drinks and put on some music, we wouldn't have had to worry about complaints from either the neighbours or an owner.

We go to the pub quite often as it's a 2 min walk away from our house, so as I'm sure you can probably guess, we're all starting to get a bit sick of it haha.

I'll keep looking around though and hopefully we'll find something good. Thanks!

No one in their right mind around RoHo is going to rent you an airbnb as they're all trying to avoid exactly this situation, and regardless of how responsible you think you are, what constitutes a disruptive party is quite a subjective judgement.

If your party is going be quite low-key, and let's be honest, 9-13 people isn't actually that many, then really you just have to work out someone to host and suck it up.

Dont know anything about that part of the country but there are some bunkhouses around that offer fairly spartan self catering accommodation aimed at groups of hikers, cyclists and climbers.
