Is this iLLEGAL?

Hypothetically If a landlord decides to renovate his or her bathroom for well over a month, meaning it is not really accesible for the day, it's dusty and messy, and there is only one toilet to share between 6 people, is this illegal and is it a violation of UK Laws?

What action can one take, hypothetically speaking.

So IF:

1. There's building work in the bathroom, and major noise during the entire day with no access to the batrhoom
2. Dirt and dust all over the bathroom

Is this illegal?
Probably not illegal, but arguably a breach of the lease. Give Shelter a call, they'll know.

If water is cutt-off for part of the day due to building
and there has not been a toilet available, and the bathroom is all filthy and dusty, only available after 5, and before 9/10
and there are builders in there from 10-5 making enormous noise

This would be pushing it no?
Contacting Shelter is a good idea. At the very least you should get some money off the rent for your inconvenience. Also I think legally you have to have a certain number of bathrooms per people in the house but I'm not sure if it's a breach of that by doing building work or renovation.

HMO must have at least two toilets for 6 people:

6 10 persons
1 WHB required in each sleeping room
plus 2 bathrooms
AND 2 separate WCs with WHB (but one of the WCs can be contained within one of the bathrooms)
3 separate compartments required.

someone told me they had a situation where they agreed to get half of their rent taken-off while the others who didn't complain paid full price

I rented from a landlord last year and at times there were upto 5 people renting 5 rooms, we had 2 bathrooms BUT DID NOT have wash hand basins in our room. So was this illegal?

The radiator also didn't work in my room

the landlord would also visit the property frequently, and most of the time would give less than 24 hours notice. Like he'd send a msg on facebook at like 8pm to say he was coming round tommorow at 11:00 AM

maybe I should of kicked up a fuss, but then if you become a hastle what's to stop him serving you notice and evicting you...

I guess one needs to consider that also...

if he's done something illegal or in breach , wouldn't be a wise idea

Is it legal to have no bathroom or toilet available due to intense building work ? Even the ones there are full of nails, building tools dust and builders ? Who make enormous noise.

If a cello tenant managed to get half their rent off due to issues , but you didn't since you did not raise them, will it help to know th landlord acknowledged being in the home so gave the other money off? Also if someone else is getting a far cheaper rent because they know him what do we do in this case

We aren't property specialists... As has been suggested - ask someone like Shelter.

As well as Shelter, contact your local council's Housing department. They licence properties as HMOs and they can force landlords to take remedial action if they are in breach of their licence. Given the lack of bathroom facilities, it's possible that they would be.

Stop being such a *****, the irony is you'd probably be the first to complain how maintenance work is needed, and now you're complaining about the short term effects of that, FFS

Half your rent off for only having 1 bathroom for a day are you having a laugh mate? Your landlord should evict you


I kept silent about major leakage in the bathroom, a constant mess due to building amidst other things. This was no bathroom for a whole month by the way 10-5 its impossible, builders, dust, tools, water off etc. MAJOR loud noise next to the room for months near and on exam and essay time etc.

Not sure if it is illegal - but it is somewhat unethical.

I had a family friend who was the landlord of a property and he like your landlord decided to renovate the bathroom. The tenants were made aware of this and one was complaining - to which my family friend was like if you don't like this then leave. He did however, waive a bit off the rent - but not much which I think is fair. After all, he did the renovation for their benefit too. I know about this particular case, because I went with the family friend and was kind of like his "muscle" lol
